WELCOME HOMEOWNERS!
Homeowner Resources
This page provides general information to help homeowners understand how their association operates and how to get assistance when needed.
If you have questions or need help, contact us at contactus@soniatrealty.com or 504.488.8988.
-
Payments and Assessments
Assessments are due based on your association’s governing documents. Payment methods, due dates, and fees vary by association. If your association uses an owner portal, payment information will be available there.
-
Governing Documents
Associations are governed by recorded documents such as covenants, bylaws, and rules. Homeowners are responsible for understanding and complying with these documents. Copies may be available through the owner portal or by request.
-
Maintenance and Repairs
The association maintains common areas. Homeowners are typically responsible for items serving their unit or lot unless documents state otherwise.
Report common area maintenance issues promptly. Emergency issues should be reported immediately using your association’s designated procedures.
-
Architectural Changes
Many associations require approval before exterior or visible changes are made, including fencing, paint, roofing, landscaping, or additions.
Do not begin work until written approval is received, if required.
-
Insurance and Claims
BAssociations carry insurance for common areas as required by documents and law. Homeowners are responsible for their own insurance, including interior items and personal property. Contact management with questions before filing a claim.
-
Rules and Violations
Boards are required to enforce governing documents consistently. If you receive a violation notice, review it carefully and correct the issue within the stated timeframe. Management carries out enforcement at the direction of the board.
-
Meetings and Communication
Meeting notices, agendas, minutes, and board communications are provided as required by law and governing documents, often through the owner portal.
-
Sales and Leasing
Selling or leasing a property may require association disclosures, approvals, or lease registration. Contact management early in the process to avoid delays.
